The Haryana government has commenced the execution of Phase 1 of the ambitious Global City project in Gurugram, marking a significant milestone in urban development. Covering an expansive area of 1,000 acres along the Dwarka Expressway, this mixed land use project is set to redefine modern living and business spaces with state-of-the-art infrastructure and utilities, according to officials familiar with the project.

The first phase of the project focuses on laying the groundwork for essential infrastructure across 587 acres, including roads, electricity, water supply, and other amenities, with a targeted completion date of December 2026. Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) officials revealed that the contractor has assumed control of the project site, signaling the commencement of construction activities. Phase 1 is estimated to incur a cost of ₹940 crore.

The Global City project spans parts of Sectors 36, 36B, 37, and 37B in Gurugram and promises a comprehensive array of facilities upon completion. Envisioned as a vibrant urban center, it will feature commercial towers, office complexes, residential towers, retail spaces, hospitals, schools, innovation centers, start-up incubation zones, and hospitality and cultural zones, covering an impressive 12 million square meters of built-up area. Additionally, green spaces, water bodies, and an internal mass rapid transportation system will enhance connectivity and sustainability within the city.

Over the past three years, the state government has organized various programs nationally and internationally to launch and promote the Global City project. Initially conceived in 2019, the tender for the first phase was awarded in September last year. Notably, the trunk infrastructure development in Phase 1 encompasses the construction of internal roads spanning 13km, landscaping across 82 acres, a 26-km-long stormwater drain network, a potable water network of 11.96km, a recycled water pipeline extending 12km, and a utility tunnel stretching 10km. Completion of these works is anticipated by December 2026.

Yash Garg, Managing Director of HSIIDC, highlighted that three high-tension power lines traversing the project site will be relocated, with one tender already awarded for relocation by August 31 of the following year.

In terms of maintenance, HSIIDC will oversee operations and maintenance of the Global City until December 31, 2033, without any additional cost to allottees. From 2034 onwards, maintenance charges will be recovered from allottees based on the actual operation and maintenance costs incurred relative to the built-up area.

In a related development, the state government has augmented HSIIDC’s working capital limit by ₹1,500 crore to facilitate infrastructure development in the Global City and IMT Sohna, as per a government spokesperson.
